Five ways to pay for a pool, in plain English.
Most pool-builder “financing” pages show you one lender and call it done. Your options are wider. Here’s how the five common paths actually compare before you start shopping specific lenders.
Unsecured pool loan
A home-improvement installment loan, no lien on the home, decisions in hours, funds in days. Rates reflect your credit profile. Terms 10–25 years. Best for most borrowers who want speed and don't want to touch their mortgage.
HELOC (home equity line)
Secured by your home's equity, typically 2–4 points below unsecured, variable rate. Takes 3–6 weeks to set up and requires an appraisal. Best for borrowers with strong equity who aren't in a hurry and want the lowest rate.
Home equity loan (fixed)
Also equity-backed, but fixed-rate and a lump-sum payout instead of a line of credit. Same appraisal and close timeline as a HELOC. Best for borrowers who want rate certainty and a single-disbursement loan.
Cash-out refinance
Refinance your existing mortgage for a larger amount and take the difference in cash. Resets your mortgage clock. Rarely the best pool-only option in 2026 given current mortgage rates. HELOCs or unsecured loans usually beat it.
Credit union home-improvement loan
Credit union members often see rates 1–2 points below comparable bank products. Worth checking if you already have an account. Unsecured or equity-backed options both common.
The actual lenders worth looking at.

Pool financing, frequently asked.
Will applying hurt my credit?
Soft-pull pre-qual on most unsecured options doesn't touch your score. Hard pulls come later. We'll steer you to the soft ones first if protecting your score matters.
What credit score do I need?
Most start at 650+, best rates at 720+. Below that it gets tighter, but some lenders and credit unions still work with mid-600s.
How long does pool financing approval take?
Unsecured pool loans can be approved same-day on a soft pull, with hard-pull final approval in 1–3 business days. HELOCs and cash-out refis take 3–6 weeks because they require an appraisal. Credit union timelines sit between those two.
Should I use a HELOC or an unsecured pool loan?
Most of our clients start with an unsecured soft pull — it doesn't commit them, and they can still switch to a HELOC later if the timeline allows. Short version: HELOC if you've got equity and aren't in a rush, unsecured if you want speed and don't want a lien on the house, and you're comfortable paying 2–4 points more for it.
Do lenders pay the builder directly or me?
Lenders pay the builder directly, in milestone draws matched to construction progress. You never touch the funds, and you never pay ahead of completed work. Your role is signing the loan docs. After that, the lender releases draws as we hit milestones, and we build.
Can I finance only part of the project?
Yes. Some clients put cash down on excavation and design and finance the rest. Others finance 100%. Your estimate breaks out the full cost, and you decide how much to cover with cash vs. loan. The calculator above lets you run either scenario.
